Content websites are usually valued as a multiple of monthly profit, not revenue. A common range for established sites is roughly 30 to 45 times monthly net profit, but the exact multiple depends on traffic quality, growth trend, monetization diversity, and how much work the site needs from its owner.
Start by calculating true monthly profit over the last 12 months. Subtract all real costs: hosting, content production, tools, link building, and any contractor fees. Then adjust for owner time. If the owner spends ten hours a week and you would need to hire someone for that work, that cost belongs in the calculation even if the seller never recorded it.
Traffic quality moves the multiple more than traffic volume. A site with diversified search traffic across many keywords, a growing email list, and steady year-over-year growth deserves a higher multiple than a site with the same traffic concentrated in a handful of pages or a single algorithm-sensitive niche. Check for traffic drops after major search updates, and discount pages that have already lost rankings.
Monetization mix matters too. Display advertising is the most hands-off but often the lowest-yielding income stream. Affiliate revenue can be higher but depends on programs and commission rates that can change. A site with several income streams, such as ads plus affiliates plus a small digital product, is more resilient and usually commands a premium.
Finally, apply adjustments a buyer would reasonably make. Deduct the cost of replacing the seller's unpaid labour, factor in content that needs updating, and discount for risks such as thin content, a penalty history, or dependence on one affiliate program. The result is a valuation range you can defend in negotiation, rather than a number copied from a listing headline.
Comparable sales can sharpen your valuation, but only if you compare like with like. Two sites with similar traffic can differ wildly in value if one earns from diversified affiliate programs and the other from a single ad network. When you look at marketplace sales data, match on niche, traffic trend, monetization mix, and owner workload — and treat any comparable with missing data as a weak guide rather than a benchmark.
